Tips for Selling

  • Curb Appeal

    Fewer obstructions for would-be homebuyers, always means more foot traffic. Keep your shrubs and lawn consistently trimmed and well manicured. Make sure scooters, bikes, or toys of any kind are not part of the landscape. A cluttered look is not a welcoming one, so put those old newspapers in the recycle bin, rake the leaves, and increase the curb appeal.
  • Staged to sell

    Keep your home neat and tidy while it is on the market. Add some fresh flowers and dust those baseboards, blinds, and sills. Clean, fresh homes tend to be more inviting and make it easier for potential buyers to see themselves there. Do not force them to guess how great their new home could look with just a few minor adjustments…Show them!
  • Sticky situations

    Do not be afraid to use a little WD-40. Check the cabinets, closet doors, and drawers to ensure that they do not stick or squeak when opened. It may be little more than annoying to you, but they are terribly distracting to future tenants.
  • Speaking from experience

    Your real estate professional is the expert when it comes to jargon, price, and other real estate matters. Let them control the discussion when it comes to potential buyers. After all, that is what you pay them to do.
  • 'Open up' during the day and 'light it up' at night

    During the day, let the natural light shine through windows and doors. Pull back the drapes and open those blinds. The sun will accentuate the potential. It is important to create the same affect at night. Turn on the interior and exterior lighting if you have showings in the evening. Just as the sun provides warmth, and in it, colors seem to come to life, the same is true for artificial lighting.
  • Bedrooms and bathrooms

    Keep the bedroom furniture to a minimum. It will show off the space available to prospective buyers. Use a colorful bedspread and several pillows to evoke feelings of comfort and relaxation. Your bathroom should shine! Polish the fixtures and repair any unsightly or damaged caulking in the tub. Pick up some new floor mats, towels and maybe even a fresh new shower curtain to help make your bathroom sparkle.
  • Time to make a donation

    Large, organized, clutter free closets are huge selling points. Take the time to bag up any unused clothing, toys, or linens. Donate them to a local charity to help those in need. This helps you de-clutter, and more importantly helps others who are less fortunate.
  • Burned-out bulbs and leaky faucets

    Just as doors, that squeak or stick cause irritation to buyers, so do dripping faucets and spent bulbs. Take the time necessary to replace the bulbs when they burn out or tighten faucet connections before they become another unnecessary distraction.
